Wall demolition, chiselling and strip-out in Belgrade

Stripping of coverings, sanitary ware and partitions, preparing the space for new works. Demolition and strip-out in Belgrade: removing tiles and old finishes, chiselling, taking out baths, sanitaryware and partition walls, and preparing the space for new work. It is the first step of a renovation, so it is agreed together with what comes after it.

About the service

What comes out and what stays

Before starting it is established what comes out and how deep: only the tiles or also the adhesive and plaster under them, only the bath or also the low wall around it, only the partition or also the floor. A partition wall is taken down once it is checked that no cables or pipes for other rooms run through it, and a load-bearing wall is not demolished without a structural engineer's opinion.

Before the sanitaryware comes out the water is shut off and the pipes are capped, and the power to the room is switched off at the board. An old cast-iron bath is heavy and is usually broken up on the spot, while a built-in bath comes out only once the tiling around it is removed. Before chiselling, a detector and the positions of sockets and valves are used to work out where the old lines lie in the wall, so that they are not cut.

Rubble, noise and protecting the flat

Demolition leaves rubble: it is bagged and carried down the stairs or in the lift, and how it is removed and taken away is agreed in advance, because the amount of rubble and the floor level change the price. Rubble from tiles and plaster is heavy, so the bags are filled only halfway so they can be carried down the stairs. Floors and doors that stay are protected before starting, and dust is kept in with sheeting over the room's doorway.

Chiselling is noisy work, and the building's house rules set the hours of the day when it may be done, so it is good to let the neighbours know in advance. In flats where all the services are being replaced, the demolition is done for all rooms at once, so that the plumber and the electrician then work on open walls.

Questions

Questions and answers

Demolition and stripping-out: how much does the call-out cost?
A booked call-out within working hours and within the regular service area costs 2.500 RSD. Labour, materials and parts are billed separately from the call-out. An expert inspection on site and a quotation for larger works are charged 4.000 RSD, and if you accept the quotation, the amount paid is credited in full against the agreed price of the works.
Who supplies the materials?
The client can supply the materials, or by agreement we can source them. When we source the materials, the client receives a clear breakdown of the materials installed and the work done.
Demolition and stripping-out: is there an emergency call-out?
No. Emergency call-outs cover plumbing faults, electrical faults and locks. Work in this trade is scheduled during working hours, Monday to Saturday from 08 to 16.
Which parts of Belgrade do you cover?
We work all over Belgrade. The regular service area is eight municipalities: Stari Grad, Palilula, Zvezdara, Vozdovac, Vracar, Savski Venac, New Belgrade and Zemun. For the other parts of the city the call out price is confirmed when booking, and for addresses outside Belgrade availability and arrival terms are checked by phone or enquiry.
Can the wall between the kitchen and living room be knocked down?
Yes, if it is a partition and not a load-bearing wall, and if the cables and pipes running through it are dealt with. Whether a wall is load-bearing is established from the building's design or a structural engineer's opinion, not from its thickness.
What is chiselling?
Chiselling means cutting channels and holes in walls and floors for new pipes, cables and boxes, or stripping a finish back to the base. It is done with a hammer drill or a breaker before the new installation, and afterwards the wall is plastered or patched.
Are the old layers under the tiles removed too?
Yes, when the new tiling is fixed directly to the wall or floor, because old adhesive and hollow plaster will not hold a new tile. If the new tiles go over the old ones, only the tiles that have come away from the base are removed.
